A SEVEN STEP PROCESS FOR DESIGN AND CONSTRUCTION SUCCESS

ANTONY HOMES Provides Management, Business, Technical, and Administrative Direction to Antony Design, LLC and Antony Construction Corp.

We provide to our clients, a unique “Seven Steps to Success” process for completing a project from concept through construction, by effectively integrating and managing the combined talent, experience and professional design and construction expertise of Antony Design, LLC and Antony Construction Corp..


ANTONY DESIGN, LLC Provides Steps 1 through 4, of the “Seven Steps to Success” process offered by Antony Homes to clients.

Step 1 – Property Acquisition and Property Financing.
This includes direct access to selected local real estate and property financing sources that we provide to our client/s to assist them in the selection of an optimum property/site for their custom home if this is requested.

Step 2 – Home Design and Property Investigation.
We start by investigating City / County requirements, and CC&R’s as required, to determine for our client/s What is possible. We will then use these criteria, combined with our client/s ideas, and our design capabilities and expertise, to develop a preliminary concept that will determine the size, shape, character and location of the new residence an addition, or a remodel.

Step 3 – Construction Documents and Cost Projections.
We will work closely with our client to produce the final documentation package. This will include design specifications, completed construction drawings, specification details and all supporting documents including, but not limited to documentation for Structural and Civil Engineering, Geotechnical Engineering & Landscape Designers.

These documents are created in order to communicate effectively to the individual sub-contractors precisely what our client/s want, while assuring compliance to the numerous land use, building and planning codes, as well as other applicable governing guidelines.

We also develop with our client/s a specific list of amenities consistent with their preferences and budget requirements.

Step 4 – Obtain Permits and Construction Loan.
We utilize our extensive experience with local and State agencies to persistently coordinate the permit process in order to achieve all the required approvals necessary as quickly as possible.

Using the completed documentation package completed in STEP 3, we are now able to provide our client/s with an accurate building cost estimate and the necessary documentation required to expeditiously obtain all permits and a construction loan. Our complete and comprehensive documentation package and reputation for success enables our client/s to select a preferred lender from our many sources of financing.

ANTONY CONSTRUCTION CORP Provides Steps 5 through 7, of the “Seven Steps to Success” process offered by Antony Homes to clients.

Step 5 – Control of Quality of Workmanship and Quality Materials.
A major factor in the continuing success of Antony Construction, is the Company’s uncompromising dedication to the Quality of Workmanship and the Quality of Materials. An integral part of maintaining this reputation is the Company’s knowledge and ability to select the right materials for the specific application, and control the quality level and the cost level of selected sub-contractors.

By completing STEP 1 through STEP 4 of our “Seven Steps to Success” process as previously described, we place our clients in an excellent position to not only save very substantial dollars, but to ensure delivery of a quality project on schedule. Savings at this point will be considerable, since all requirements for the successful completion of the project will be professionally documented and specified and no assumptions related to construction will be required to be made by contractor/s.

The documentation and specifications completed for our client/s as described in all the previous Steps to Success will enable our Construction Team to obtain comprehensive, fixed price competitive bidding for all construction requirements.

Completion of a comprehensive and professional documentation package is also required to adequately define the Quality Level required for all aspects of construction and is necessary for the approval, final acceptance and payment of the sub-contractors for his work.

A complete professional documentation package is also required by our client/s, or our experienced Project Managers, to adequately control all Construction Costs. Complete documentation of all requirements and specifications provides the Quality Control base line Inspection Criteria necessary to ensure completion of the Project, to a pre-determined, High Quality Level (HQL).

PROJECT COST CONTROL, QUALITY CONTROL, AND SCHEDULE CONTROL, CAN ONLY BE ACCOMPLISHED EFFECTIVELY WITH DETAILED, COMPLETED, PROFESSIONAL DOCUMENTATION.

Step 6 – Project Management Control and Coordination.
We provide control of costs, schedules and quality through daily routine on-site reviews and coordination with the selected sub-contractors. This is a dynamic stage in the construction process and our experienced team ensures that our client/s have the necessary professional expertise available at all times to achieve the pre-determined cost, quality, schedule project objectives.

Step 7 – Move In / Sell
Included as an integral part of our Seven Steps to Success process we provide our client/s with knowledgeable, experienced local Real Estate personnel to time the sale of your current home with the completion of your new home if that should be required.
